POLICIES

GENERAL – Julie's Vacation Rentals, formerly known as Serenisea Vacation Rentals are privately owned homes. The owners have decorated and made their homes available for the quiet use and enjoyment our guests. We request that guests respect the facilities being provided and not disturb neighbors. Also, please keep in mind the nature of our location and the locations of many of our vacation homes pose certain natural hazards. We ask that guests observe the instructions and restrictions for their unit provided by Julie's Vacation Rentals. We will not be responsible for accidents or injury to guests or for loss of valuables.

CHECK IN: Plan to check in with Julie's Vacation Rentals between 3pm and 5pm on your arrival date. Please call 707-230-6043 24-48 hrs ahead of your check in time if you plan to arrive after office hours to arrange key pick up. Any outstanding balance of your rent will be due at check in. Early arrival may be permitted when available. Our house keeping staff works very hard to prepare all of our units for guest arrival, so please call 24 hours ahead to check early arrival availability.

FACILITIES: All Julie's Vacation Homes are equipped with linens, kitchenware and basic amenities such as dish soap, starter toilet paper rolls and paper towels. Toiletries such as bath soap or shampoo and cooking supplies such as spices and cooking oil are not provided. Bring what you need.  Firewood is provided at homes with wood stoves or wood burning fireplaces. Please plan to bring your own kindling and/or fire starter for such units.

If a condition is found in your rental after your arrival that impacts the basic utility of the unit, please let us know immediately so that we can address it. If needed, repairs will be made, alternative facilities will be provided, or a rent adjustment will be made after your departure. No adjustment will be made if the problem is reported at check out.

PHONE: Cell phones generally have limited service in our area. Each of our vacation homes have a house phone for local calls. Long distance calls from house phones require use of a prepaid calling card.

HOT TUB: Our hot tubs are serviced regularly, but in the unlikely event they should break, we will try our best to get it repaired quickly. However, due to the difficulty securing timely hot tub repairs, we cannot guarantee a working hot tub for your stay. A 10% rent adjustment will be made for days that the hot tub is inoperative at your unit.

Payment Policy:

UNIT BASE RATE IS FOR ONE OR TWO GUESTS. 
For ADDITIONAL GUESTS please note the inclusion of: 
• 10% of base rate per nite for additional persons over 16 years old 

Mendocino County Bed Tax of 11% has been added to your reservation as noted in the booking summary.

The rate given in your booking summary is based on # of guests quoted at the time of your reservation. Subsequent changes to your occupancy will change your amount due accordingly.

RESERVATION GUARANTEE: You may guarantee your reservation with a valid credit card or you may prepay the entire rent due in advance online or by sending the funds via check or money order at least two weeks prior to your scheduled arrival date.  A 5% non-refundable booking deposit was charged to your credit or debit card at the time of this reservation . The rest of your balance will be due at check in. This fee will be applied to your rent at check in. This fee is forfeit upon cancellation of your booking.

We accept Visa, MC, check/money order to Julie's Vacation Rentals or cash for payment of the balance due at check in.

SECURITY DEPOSIT: At check in you will be asked to provide a security guarantee in the form of a valid credit card or $500 in cash to hold for "Additional Charges" that may be incurred by your party in the event that you or members of your group: 
1) Violate restrictions on pets, smoking, or reported maximum occupancy of the rental unit 
2) Check out late without authorization 
3) Lose the house key or instruction folder 
4) Fail to complete the "Departure checklist" in the house folder provided to you 
5) Cause damage to the house, its furnishings or accessories, or take items belonging to the unit

Any additional charges will be reported to you and deducted from your security deposit. Guests tendering a credit card for a Security Guarantee will have charges assessed to that card subsequent to departure. You are responsible for all additional charges incurred during your stay.

Cancellation Policy:

If you cancel your reservation eight (8) days or more in advance of your arrival date your 5% reservation fee will be forfeit. Any other deposit or payment funds held by us will be refunded.

If you cancel or shorten your reservation, or delay your arrival date seven (7) days or less prior to your scheduled arrival date, you will be charged the base rate rent for those days we are unable to rent to someone else.

Full rent will be charged for your entire originally scheduled reservation if you shorten your stay after arrival.

No refunds after check in.

AVAILABILITY – Due to contractual arrangements with vacation home owners, and circumstances beyond our control, availability of a specific vacation home subject to change at any time.

HOT TUB – Due to difficulty in securing timely repairs, we do not guarantee a working hot tub. If a hot tub is inoperative during all or part of your stay, a $20 rent adjustment will be made for days that it is inoperative.
